This just in! No, really. MLS Listings has released 2 new listing types, or categories, as of December 1st. What does this mean for you? First off, MLS Listings is the website, portal, platform, whatever you want to call it, that ALL Realtors go to post houses for sale. This is also where third-party sites like Zillow, Redfin, Realtor.com, etc get their data from.
The 2 new categories they released are, are you ready for this?.... Members Only and Members Only- Do Not Show! Now let's break it down super easy.
If a house is listed as Members Only, it with ONLY be viewable by MEMBERS of the MLS. Yes, members of the MLS are us, Realtors! That's right, you won't see the house when you're spending your nightly routine scrolling through Zillow. Sellers, this may be a good option for you if you want a little privacy and do not want your house across multiple websites online. It might also be a good idea if you're curious about "testing the waters". Your property will only be shown to agents and their clients they are working with. We always like to sit down and discuss your goals before you make the decision. The majority of listings would be posted the "regular" way but at least you have the option. Buyers- this means you better be working with an agent to have access to these EXCLUSIVE listings!
If a property is listed as Members Only- Do Not Show, imagine this is like a "Coming Soon". It is not allowed to be shown. Maybe it's not 100% ready, they are finishing touchups, painting, things like that. But it'll get the buzz out there and notify Realtors to have their buyers on STANDBY. The goal is that as soon as it is listed, you have a line of people antsy to show it! I think this is the perfect opportunity for buyers to work on their pre-qualification if they haven't already. If you ARE in the beginning stages with your Realtor, you'll get a heads up that a property is coming soon and you can hurry and get your items together for the lender. Once that property hits the market, YOU'RE READY! The best part, all those "looky-loos" that are surfing Zillow, will never know until it's too late.
