What to Do (and NOT Do) When Looking at Houses | Tip Tuesday

by Homes by Henson 03/24/2021

Are you in the beginning stages of buying a home? You're pre-qualified...now the fun part- HOUSE HUNTING! These 3 things could be detrimental if you do not follow them...

#1 is MOST important so keep reading! Do not assume it is just you and your agent listing to your conversation while on the property. Survellance cameras are very popular now, that includes microphones. Keep your comments positive and DEFINITELY not private! Act as if the seller is there with you. It is better to be safe than sorry. Also, the outside video doorbell system can capture voices as far as the sidewalk so it's best to avoid chatting logistics there, either. There might even be other buyers waiting in their car for their appointment. AVOID talking negotiation ideas, financing, etc. and don't say anything negative about the home. It could end up hurting you in the long run.

#2- Don't disturb the occupants if you don't have an appointment. If you are looking in windows or the backyard, odds are there are many more buyers doing the same thing. It can make sellers feel very uncomfortable. Yes, their home is for sale. But let's keep it orderly. Call your Realtor and have them look up the showing instructions. Schedule an appointment. Especially in rural areas like North Monterey County. This area has a lot of hilly driveways with deadends. You don't want an awkward encounter with the sellers by trying to turn around in their driveway just to get a "peek" of the home.

#3- The pandemic has created a whole new type of standard for looking at homes. Follow CDC guidelines. Sanitize prior to entering the home. Refrain from touching surfaces and items, wear gloves, or use a sanitizing wipe. Everyone has different comfort levels and especially high risk sellers. We need to be respectful of their wishes and try to accomodate.
