For this week's Tip Tuesday, we will focus on 3 mistakes that you can avoid when selling a home.
1. Not preparing your home for the market. Make sure you declutter and depersonalize your home. This would be a good time to pack up all nonessential items, taking down personal photos and replacing them with something neutral. Also we would recomend a good sales clean of the home. Make sure to include cleaning your windows as this can make all the difference. If you don't hire us who stage your home for free or hire a Realtor® who does professional staging, you can stage your home yourself. We have some Tip Tuesday videos for tips on staging a home. Do not use cell phone photos. During this time of COVID-19, 95% of marketing is done online and those photos are the representation of your home. Having professional photos done is essential!
2. Not hiring a licensed Realtor®. Reasons why having represention by a Realtor® is very important: 1. Legality. You are obligated to provide a buyer with specific disclosures and forms. A Realtor® will be able to give you what you may not otherwise have access to. 2. Negotiation. Having a strong negotiator on your side can actually save you more money in the long run. 3. They are trained to market and create as much exposure as they can for a property. This will create a higher demand.
3. Not disclosing pertenent information to the buyer. One of the top five law suits in California is due to Real Estate transactions. To avoid the stress and anxiety of having a buyer come to you later with something you forgot to tell them, sit down with your Realtor® so they can go over each item that is necessary for you to disclose to the buyer. When in doubt, disclose!
