What to Expect After Your Offer Gets Accepted | Tip Tuesday

Congratulations on an accepted offer!  Here are some things to expect in the next week or so:

  • Time Frames:  The acceptance date is day 0 and when all time frames begin.

  • We will be ordering your inspections:  Please think about what sort of inspections you would like to have done, we always recommend at least a home inspection. We also recommend you take the time to meet with the inspector the last half hour to do an overview of the findings. So please make sure we are aware of your schedule. If your schedule does not allow you to meet with the Inspector, that is fine too…once you receive the report, you can always call him and do an overview over the phones. We will provide access to the Inspectors.

  • Disclosures:  The Seller has to provide all property disclosures within 7 days. Once we complete all inspections, then we will sit down with you and go over them all, along with your inspections.

  • Appraisal:  Your Lender will be ordering an appraisal. We will generally provide access for the appraiser.

  • Earnest Money Deposit:  You will need to go to your bank and send your EMD to escrow.

  • HOA Docs:  Per contract, Seller is also to provide the HOA docs within 7 days. Escrow orders these and more than likely it will take longer than 7 days.
